Remodel Awareness Sheet

 

In a remodel situation it's important to understand the scope of the project and the details involved. When the surface coverings are removed you can see whether or not the base (wall base and door jambs) goes all the way to the floor. If not, you may need to install new base and/or door jambs. Or, after the job is done, install a quarter round at the bottom of the base. We will strip the floor with chemicals. The base may take on some damage from the stripper. The base will be protected but the stripper may wick up into the tape and break down the paint. The base will need to be repainted. If the covering was carpet, the tack strip on the edges will leave holes in the floor. We will patch these holes as well as other holes that may be in the field of the floor. Old patches done during construction may need to be ground and redone. These patches will not take stain the same as the floor. To help blend these areas we use topical colorings that may need to be touched up on re-waxes. We will caulk the bottom of cabinets to help prevent stain from wicking under the finished cabinet and up into the grain of the wood. However, on occasion it may take on some damage. If it does, a base or a veneer toe kick may need to be installed to remedy the situation. Things like vinyl, tile, carpet or pad adhesive, tapelines, spills or damage from construction trades, etc. can leave an image. There are techniques we can try to help camouflage most situations that arise. Remodels generate unique issues along the way. If there are any questions, we stop and talk to the clients, explaining what we can do and what to expect from it. If it's decided that we can't go on, we only charge for labor and materials to that point. Scoring, sandblasting, dry sanding and mixing all create fine dust. You must have all electronics, cabinets, window coverings etc..., adequately sealed, covered and protected. We do not protect against dust. We are not responsible for dust clean up. Understand, we will protect everything and do our best to avoid damage to finished surfaces. We cannot pay to repair damage should it occur. You must allow for touch up or repair by the appropriate trade. We are not licensed plumbers and/or electricians. If the toilets or pedestal sinks have flooring under them that needs to be removed, a professional plumber should be scheduled to remove and reinstall them.
