General Description

If you want it in, on, or of concrete we want to work on your project. If you want concrete that doesn't crack, that’s opaque or monochromatic (i.e. painted, etc.), or that doesn't age or weather and develop patina, it’s likely our work is not for you. Every job we do has and continues to develop its own unique patina. All floors, countertops, sinks, tables, etc. are different. New is different than old. A patch is different than its surroundings. Inside is different than outside. This job takes color differently than that job, you get the idea. This is all part of the beauty of what we do. We provide custom concrete installations, specializing in decorative concrete applications and small architectural projects. We produce beautiful, one of a kind, jobs. Contractors must up charge our prices for signage, protection and final clean. We have finished jobs from New York to Hawaii and we are licensed in California. We have successfully completed thousands of projects including: Floors, Countertops, Backsplashes, Sinks from molds, Custom sinks, Flatwork, Patios, Driveways, Walls, Ceilings, Showers, Stair Treads and Landings, Water Features, Fountains, Planters, Fire Pits, Troughs, Dining Room Tables, Board Room Tables, Bar Tables, Desks, Fireplace Surrounds, Hearths, Mantels, Sills, Lintels, Pool Decks, Furniture, Pedestals, Columns, and Art. Our work lends itself to either “Old World” patina or leading edge, depending upon design, scoring, colors and finishes. Our work blends well with other interior and exterior finishes and provides a clean living environment which does not harbor dirt, odors, dust or dust mites, mold, or allergy/asthma related materials. Concrete compared to most materials is environmentally friendly, energy efficient and produces less waste. No two projects are a like. Your project acquires its own unique patina, character, and personality. These unique characteristics are developed in part by: concrete mix, weather conditions, finishing techniques, trowel marks, burn marks, variance of texture, grinding, salt finish, imprinting, sandblasting, porosity, fractures, cracks, voids, stains, blemishes, scoring, grids, patterns and designs, colors and finishes. On exterior and commercial applications we use seals that help protect the concrete from staining. These products do not make concrete stain proof. Seal creates a barrier between the concrete and the finish. Seal gives concrete a plastic appearance. Seal is a canvas for orange peel and scratches. Seal is necessary on exterior and commercial applications however on interior residential applications paste wax only creates the most beautiful finish. Paste wax only does not give as much protection against staining however most stains can be disbursed on subsequent re-waxes. Again, paste wax alone is by far the most beautiful finish. Many of the projects we've completed for architects, designers and builders personal residences ( interiors) have been paste wax only. Periodic refinishing is recommended annually for interiors and every three years for exteriors. We provide maintenance services.


CONTRACTOR AWARENESS FLOORS


Contractors must upcharge our prices for signage, protection and final clean.We do not pour foundations; we work on the given slab to create a beautiful, long lasting, durable, finished floor. Concrete finishing techniques and subcontractor awareness are essential to the process. A concrete mix that will achieve the desired results is essential. Use at least a five-sacks mix (at least 3000 psi). Do not use curing compounds or surface treatments. Do not pour below 40°F. Do not use fly-ash below 80°F. Use no more than 15% fly-ash above 80°F. Other additives (Retarders, Accelerators, etc.) should be specified by engineer or concrete plant/supplier. Early AM pour time leaves essential time for proper finishing. On interior applications to achieve a polished marble-like finish, the slab must be slick, hard, power troweled (burn slab), by the concrete finishers. Pay particular attentions to hand finishing edges, around plumbing, electrical floor plugs, risers and steps. Please have enough labor on the job to handle good smooth hand finishing on all these areas. Your concrete contractor can create a beautiful burn finish with power trowels, consistency is the key. Burn finish concrete as you would a garage. Create burn marks on slab with power trowels in a sporadic fashion in other words no straight line troweling. "Consistently inconsistent". The object is to slick trowel the concrete to a tight finish with burn marks to create mottling over the entire slab using power trowels and hand trowels On exterior applications or wherever slip resistance is desired the slab can be textured by finishing, i.e. salt finish, sweat finish, broom finish, stamped etc. or can be sandblasted, profiled, etc., after the pour. Whatever is decided consistency is the key to a beautiful job. Concrete must be finished consistently. Concrete is a porous material similar to wood and is susceptible to staining. Do not write on slab with anything except pencil. Some substances can penetrate and stain the slab, i.e. red chalk, permanent marker, adhesives, flux, caulk, PVC primer/cleaner, PVC adhesive, food, grease, beverages, coffee, sodas, metal and nails/rust. Lumber, plywood, insulation board and plastic all draw moisture from the slab and if left can transfer resins and tannins or water stains into the slab. Framers leaking compressors, hoses or nail guns will stain the slab, be careful! Framers must cut floor plates for doorways and cased openings as soon as possible. Keep scored stained concrete area clean and be sure to warn all subcontractors that the slab will be the finished floor. Do not cover floor before stain and prefinish. Stain and prefinish the floor after framing and before any mechanical trades. After stain and prefinish, before covering, allow floor to sit three days for curing. After the stain and prefinish phase use drop cloths. Floor must be completely protected during primer, paint, stain or lacquer stages. Do not tape to the floor. To completely cover the floor, use 6 mil black plastic stapled to the wall plates, overlapping by one foot, and taped at the seams. Do not tape to the floor. Lay: hard board, plywood, Masonite, drywall, insulation board or 4x8 whatever and cut to wall. Keep area clean. During paint touch-up, punch out etc. painters may use blue tape or 24 hour tape and craft paper to protect floor around walls. Drop cloths may be used to protect the field. Do not leave blue tape or 24 hour tape on the floor for more than 24 hours. Due to the nature of the products and application methods used in the scoring, stripping, scrubbing, staining, neutralizing, sealing and waxing of concrete, some “bleeding” of the materials onto surfaces other than the floor (i.e. mortar, stone, stucco, under wall plates, thresholds, base, walls, molding, trim, etc…) is to be expected no matter how much caution is practiced. Therefore, even when quality protection products (i.e. blue “24” hour tape, craft paper, etc…) are used correctly, “touch up,” in all likelihood, will be required. If at all possible please schedule us before finished materials are placed. Scoring, sandblasting, dry sanding and mixing all create fine dust. You must have all electronics, cabinets, window coverings etc. adequately sealed, covered and protected. We do not protect against dust. We are not responsible for dust clean up.


APPLICATIONS SCHEDULE and SPECS


SCORING: Scoring is cut after framers chalk off all walls (both sides) with blue chalk (no red chalk) and before framing on the bare slab. We need 110V on a 20 amp breaker within 200 ft. of furthest point on slab. We offer straight line shallow scoring of grids, deep scoring, radius cuts, diamond cuts, numerous patterns, sandblasting,templates, compass roses, etc. We welcome your ideas.
STAIN/PREFINISH: Stain/Prefinish is done immediately after dry in, before any mechanical trades, insulation, dry wall, or masonry work. We need two 110V plugs on two separate 20amp breakers within 200 ft. of furthest point on slab. We need clean water on site. We offer a range of colors achieved with acid stain from Kemiko, Scofield, SCP and other vendors. These colors are applied in various ways to create different effects. The stain etches into and reacts with the finished surface of the slab and lasts as long as the concrete finish. We have completed thousands of custom projects using multiple colors either individual or layered, intricate multi-colored patterns, artistic staining, etc. We welcome your ideas.
FINAL FINISH: Final Finish is applied after all trades are completely finished (i.e. painters, carpet installers and clean-up crews). Contractors must upcharge our prices for signage, protection and final clean. Any paint, stain, texture, etc. should be removed by the painters or cleaning crew prior to our arrival. They may use water, paint thinner, scrappers, wire brushes, etc. we are not a cleaning crew and will assess additional charges for clean-up at final finish (expensive). There will also be additional charges for work requested after final finish is completed. However, any additional work will be approved by the responsible party before the work is done and charges are incurred. We would prefer to be the last crew in. We need to complete final finish at least 24 hours prior to occupancy. This is the most economical, time effective and least wasteful way to finish the job.

BIDS

All bids are done on a turnkey basis. All bids are firm if work is scheduled to the above specifications. Any variations from the above specifications are subject to additional charges. Some considerations that effect the bid are square footage, grinding, scoring, clean-up, samples, color, finish, custom work, job location, travel, job conditions, electricity 110V, water, accessibility, furniture, protection, etc.


ACCEPTANCE


I have read GENERAL DESCRIPTION, CONTRACTOR AWARENESS, APPLICATIONS SCHEDULE AND SPECIFICATIONS and BIDS, all of which are above and provided by Jagger Scored/Stained Concrete, Inc. or Jagger SSC, Inc. I understand and agree to abide by all schedules, specifications and conditions written above. PAYMENT IS DUE UPON COMPLETION OF EACH PHASE.
